LEARN BEFORE YOU DECIDE

The questions
rental owners
should ask.

You should understand the costs, tradeoffs, and limits of property management before choosing a company. These answers give you a place to start—without submitting a form.

  • How much does property management in Butte cost?

Compare the complete cost, rather than only the monthly management percentage. Depending on the company and agreement, charges may include leasing, renewals, maintenance labor, vendor markups, inspections, setup, and cancellation fees. Ask whether a percentage fee applies to rent collected or rent scheduled, and whether a minimum fee applies during vacancy.

Centana’s published services describe management fees as a percentage of gross monthly receipts, with no management fee charged while a property is vacant. The percentage and any separate charges depend on your agreement. Ask for a written fee breakdown, including services covered, leasing charges, maintenance costs, and repair approval limits.

  • Should I manage my rental myself or hire a manager?

Self-management may fit if you live nearby, have time to respond, understand your obligations, and are comfortable with screening, recordkeeping, and maintenance coordination. Professional management may fit if you live away, own several units, or want help with daily operations.

A manager adds an expense and requires you to delegate some decisions. Compare that expense with your time, vendor coordination, vacancy exposure, and the consistency of your current process. Neither option guarantees a better financial result.

  • What problems can happen even with a property manager?

Vacancy, unpaid rent, unexpected repairs, and disagreements can still happen. A property manager cannot guarantee occupancy, prevent every repair, or eliminate investment risk. Ask how requests are tracked, when an owner is notified, what repairs require approval, and how a concern is escalated.

Centana coordinates leasing, maintenance, rent collection, and reporting. Discuss the specific scope and communication expectations with our team before signing an agreement.

  • How do I choose the best property manager for my property?

The best fit depends on your property and your expectations. Ask each company the same questions: Who is my contact? What is the total fee structure? How are applicants screened? Who approves repairs? What do statements show? How do I end the agreement?

Read recent owner and resident reviews, including critical ones and the company’s responses. Look for recurring patterns and ask about them. Request references for properties similar to yours, and confirm relevant licensing and insurance rather than relying on a “best company” claim.

  • What can my property rent for—and how long will leasing take?

Rent and leasing time depend on location, condition, property type, competing listings, season, and asking price. A higher asking rent can mean a longer vacancy. For a Butte property, compare similar rentals in the same neighborhood and consider condition, amenities, and the timing of availability. Share your property address, condition, and current lease status so our team can discuss a rental assessment. An assessment is an estimate, not a rent or occupancy guarantee.

See who will be looking after your property.

Online tools are useful. Knowing the people behind them matters, too. Meet the Butte team, learn about their roles, and ask how leasing, maintenance, and accounting work together for your property.

What happens when you contact us?

  1. Tell us your property’s location, type, lease status, and your main concern.
  2. Discuss the services you need and questions about rent, repairs, and communication.
  3. Review the proposed scope, fees, and agreement before deciding.
